The most frequently asked question about building a home is “how much does it cost?” Diving ?further into that, the questions really are; “how much house can I afford?” and “how much can
I spend on my lot/land?”?The process normally begins with a phone call from someone who has found us through a?referral from a bank, architect, client?or has come across our website or a job sign. “What is the?next step, do I start with the builder, the land, or the financing?” typically comes next.
Home building is relational. We spend 6 months to a year or more with each client, so we need?to get to know each other. I always start with an introductory meeting (preferably involving a?cup of coffee).?At the beginning, we are discussing location, property size & type, style of architecture and?overall budget. After some discussion and setting those parameters the conversation turns to home design and financing, site development and sustainability goals.
Our business model is designed to help our clients in all phases of the new home building?process. Our land acquisition specialist will work with the client or their realtor to identify and?secure the property. If the client does not have a realtor, our relationships with top realtors can?be beneficial. We have preferred builder relationships with the best construction loan?specialists in Portland, Oregon. Our in-house design team can transform our clients dreams into house plans.
Once the plans are complete, shopping and budgeting take place and the final budget and?specifications are agreed to and turned into the bank for appraisal. The permitting process also?begins. Once the loan and permits are in place, construction begins.?Finally, our cost sheet reflects our actual cost to build at true builder cost. Everything we do is?an open book. Our customers see the cost and have approved of our percentage fee.
Once this sheet is completed and approved by Stone Creek and the client, we submit it to the?bank for approval. Once approved it is then used as the “bank construction loan draw sheet”. ?This sheet is used as a basis for our customer’s approval of our monthly construction draw for?only the items that have been completed.?The home is completed and the handover takes place…and we have a friend for life.
